Specifications include, but are not limited to: A.Employ on its behalf and supervise and direct employees and personnel consistent withthe provisions of this solicitation. B.Administerrelationshipswithallsubcontractors,concessionaires,andallothercontracting parties to the pre-existing agreements, assume responsibility for any and allnegotiations, renewals, and extensions (to the extent the City and management firmdeems any of the foregoing to be necessary or desirable) relating to such pre-existingagreements, and enforce the pre-existing agreements.C.Negotiate, execute in its name as manager of the facility, deliver and administer alllicenses, occupancy agreements, rental agreements, booking commitments, advertisingagreements, concession agreements, supplier agreements, service contracts (including,without limitation, contracts for cleaning, decorating and set-up, snow removal, generalmaintenance and maintenance and inspection of HVAC systems, elevators, stageequipment, fire control panel and other safety equipment, staffing and personnel needs,including guards and ushers, and other services which are necessary or appropriate) andall other contracts and agreements in connection with the management, promotion andoperation of the facility, provided that the cost and expenses associated are reflected inthe applicable approved budget. If any such license, agreement, commitment, or contractother than those involving the license; lease or rental of the facility in the ordinary course,has a term that extends beyond the remaining management term or renewal term, as thecase may be, such license, agreement, commitment, or contract shall be first approved bythe City. Any agreements with affiliates of the management firm shall be on terms andconditions no less favorable than available from unrelated third parties and shall besubject to the prior written approval of City.
