Proposers must provide the following: 1. Tower Specifications • Proposed construction of a telecommunications tower not to exceed 200 feet in height. • Tower must be situated within a 100’ x 100’ leased compound. • Facility must be a fenced and locked compound, fully self-contained and secured. 2. Access and Utility Easements • Proposer must identify and include a proposed access and utility easement from Groce Road to the tower site. • Proposer shall specify the location, dimensions, and intended use of the easement area. 3. Lease Terms and Compensation • Proposed lease shall consist of an initial five (5) year term, with the option for nine (9) automatic five-year renewal terms, for a maximum lease duration of fifty (50) years. • Proposals must include: - The proposed annual lease payment to the Town. - The frequency and method of payment (e.g., annually, quarterly). - A clear escalation schedule for lease payments over the full term (e.g., fixed percentage increase every five years or CPI-based adjustment). - Any signing bonuses, upfront payments, or additional revenue-sharing proposals. - Whether any co-location revenue (from third-party carriers leasing space on the tower) will be shared with the Town.
