Specifications include, but are not limited to: The proposed project scope includes, but is not limited to the following: - Compiling an inventory of all mechanical, electrical, lighting, roofing, and plumbing systems in the facilities owned by the District. The inventory shall comprise a list of the equipment in each facility, the age and condition of the equipment, an estimate of the remaining useful life of the equipment, and the manufacturers specified periodic maintenance requirements for each piece of equipment. - Researching and compiling a list of the contractual obligations on behalf of the District for maintenance and upkeep services (re-carpeting, painting, relamping, etc.) in each of its leased facilities. - Populating the Districts work order system with the periodic maintenance and upkeep requirements identified in the facility inspections and lease-related research. - Preparing a replacement schedule and annual budget estimate for those components needing replacement over the next ten years. - Surveying and analyzing the size, skill set and organizational structure of the Airport Maintenance Department. - Make recommendations for departmental changes (employee training and skills development, organizational restructuring, etc.) and/or the outsourcing of specific maintenance tasks based upon the forgoing analysis of the department and the Districts facilities and obligations to its lessees and tenants.
