Description

Warwick Public Schools (WPS) is seeking proposals for a three-year lease with three (3) one-year options for renewal. This office space rental will need to include appropriately sized office and storage space, as well as parking, and should be located within Warwick, Rhode Island.

Property Requirements and Specifications:

Approximately 30,000 square feet of space to include administrative offices, conference roomspaces, and storage facilities
Central location in Warwick, RI
Parking spaces to accommodate at least 60 staff members
Meet all federal, state, and local building and accessibility guidelines
Appropriate bathroom facilities
Kitchen/break room space
Utility closet and access with a slop sink
Be available for occupancy on July 1, 2026

Bids must include at least $1,000,000 in liability insurance plus fire insurance.
Building and facility upkeep will be the responsibility of the lessor, not Warwick Public Schools. Janitorial services for the space will be provided by Warwick Public Schools.
Grand bid totals should include all rent and utilities.
