Specifications include, but are not limited to: Preventative Maintenance and Inspection The successful bidder must include costs to provide 2 (Two) inspections per year, per building. These inspections are to take place in August and January (weather permitting). These inspections are to include a detailed review of all roof system components including cleaning drains, removing debris, algae or any item that can compromise the roofing system. These inspections will ensure the proper care with photo documentation of defects and repairs required. These inspections will cover, but are not limited to the following; roofing membranes, flashing, coping, scuppers, roof drains, walk pads, pitch pockets, roof hatches and access ladders, explosion hatches, skylights, gutters and downspouts, pipe stands and pads, expansion joints, parapet walls.
