Specifications include, but are not limited to: Quarterly Maintenance The Contractor shall perform general maintenance on each elevator four (4) times per year including testing/inspections and State certification in accordance with all Rhode Island State and Federal standards and requirements and the State of Rhode Island Elevator Safety Code with all revisions (currently dated as of January 29, 2012). Maintenance visits shall consist of the following limited preventive maintenance actions: 1) Elevator examination of all equipment for optimum operation 2) Cleaning and lubrication to the elevator controller, machine, motor, and interlocks 3) Lubricate guide rails 4) Minor adjustments 5) Conduct inspections in accordance with State guidelines, the Rhode Island Department of Labor and Training requires one annual inspection for each elevator. 6) All appropriate testing 7) Applications for proper certifications (yearly) The prices so-stated per “Lump Sum” shall constitute full and complete compensation for all labor, materials, applicable fees, and equipment associated with the work and all other incidentals required to finish the work, complete and accepted by the City for annual maintenance. The Contractor shall contact the Superintendent of Facilities Management a minimum of one week prior to conducting each maintenance visit. Appropriate testing may be done as part of one of the four maintenance visits and shall be included in maintenance price per “Lump Sum” to its respective building. The Contractor shall be responsible for applying for all State and Federal Certifications with the results from such maintenance and/or load tests.
