• Set staging to protect antennas and cables on backside of the building. • Remove 1 layer of existing asphalt shingles from the entire building, including the lower sections. • Inspection of the roof deck, refastening as needed. • Remove and replace any damaged sheathing as needed. • Contractor will need to remove all existing gutters from the entire building to allow access to all fascia. Remove and replace all damaged fascia with a new primed pine prior to wrapping with aluminum trim metal. • Inspect all rafter tails, install new where needed ensuring proper fastening. Replace all damaged soffit with new 3/8 or ½” CDX. • Remove, replace, or dispose of both existing roof stacks. • Remove and replace lead flashing on existing chimney, build cricket, re-point chimney from roof line up. • Install an 8” aluminum drip edge to all edges being roofed. Color: White. • Remove and replace all roofing accessories needed for a complete and proper installation. • Cut out and install ridge vent to all ridges being roofed to ensure proper ventilation. • Install a CertainTeed Landmark architectural shingle. • Wrap all missing aluminum trim on existing fascia; replace all missing white vinyl soffits, matching existing. • Install new commercial gutters and down spouts as required. General Expectations: • Carefully protecting the entire property from falling roof debris such as shrubs, plants, walkways, a/c units, etc. • Contractor must pull a building permit (fee will be waived, do not carry a cost for that.) • Contractor must clean and remove all debris. • Any additional carpentry work that is needed upon investigation can be submitted as a separate cost at that time. • 10-year warranty on workmanship
