The construction scope of the project includes site excavation and development, utility infrastructure distribution and building renovations and additions, turn-over and close-out for the new facility. The project scope will involve Construction-Management-at-Risk services including, but not limited to pre-construction, utility coordination, communications coordination, cost-estimating, value-engineering, scheduling, bid package issuance, bid scoping services, construction services through project close out and warranty period, Green Buildings Act coordination, project milestone coordination, budget and schedule coordination, and post-occupancy reviews at six (6) months and one (1) year. This project may be phased utilizing early bid packages for sitework and utility distribution, demolition, abatement, foundations, structure and/or long lead equipment procurement. The CMAR shall participate in early release documentation package strategy discussions during the pre-construction phase. The initial award shall be for preconstruction services. Cost estimating services shall include a multi-disciplinary approach at all major milestones and include reconciliation of each estimate. The CMAR will demonstrate that they have in-house services for major disciplines including but not limited to educational buildings, site, mechanical, electrical, plumbing, fire protection, communications, and security. The CMAR will be required to demonstrate their accuracy on similar projects as part of the response to this solicitation.
