Specifications include, but are not limited to: 1. Conduct adjacent land ownership, encumbrance and survey research and complete topographic, encroachment and boundary surveys of the sites. The east boundary of the shoreline property was recently surveyed by the adjacent landowner. 2. Complete Phase I Environmental Site Assessment (if needed). 3. Investigate sewer and water availability, location, capacity and options; access and transportation infrastructure; slope stability, bedrock and other development constraints. 4. Conduct a market study to determine market demand for housing, commercial development, storage and RV sites, and lease/rental rates for potential land uses and revenue generation. Some data has already been gathered for storage units and is ongoing for residential year-round rental rates. 5. Develop conceptual plan alternatives and cost estimates.
