Specifications include, but are not limited to:Preventive Maintenance, Inspection Services and Repair Services for Centrifugal and Air Cooled Chillers: A.Contractor shall provide as needed preventive maintenance, inspection service, repair labor and associated materials required to: a.Conduct one (1) annual preventive maintenance/inspection as needed by NISD. b. Perform preventive maintenance in accordance with manufacturer recommendations, equipment run- hours, application demands, environmental factors and the experience of Contractor trained chiller technicians and service managers. All work will be performed during normal Contractor working hours unless otherwise indicated. c. Identify defects, failed or doubtful components, water or oil leaks, refrigerant leaks, excessive vibration, noisy or improper operation. d. Inform Owner in writing of preventive maintenance progress, inspection findings and applicable maintenance and repair options. e. Recommend applicable retrofit options and equipment replacement alternatives
