Specifications include, but are not limited to: Maintenance and inspection services shall be provided semi-annually. A work schedule will be developed upon Agreement execution. A two (2) day notice is required prior to visiting any area office for regular maintenance. . Each year during the spring season (March through May) and the fall season (September through November) Contractor shall inspect the roofs for deficiencies at the CHP Area offices listed in Exhibit A-1. The inspection will include but not be limited to all gutters and downspouts to ensure they are cleaned and free flowing. All deficiencies will be documented, photographed, and submitted to the CHP Facilities Coordinator or designee. Repair work shall not be permitted unless authorized by the CHP Facilities Coordinator or designee A. Remove all debris from roof surface. B. Photograph and document any deficiencies on the Roof Inspection Checklist, Exhibit A2. Immediately notify the CHP Facilities Coordinator of all deficiencies. C. Inspect interior of building for signs of water penetration, frost build-up, and structural distress. Facility Coordinator or designee will walk the facility with you. D. Inspect exterior of building for continuity of roof covering, deterioration of fascias, gutters, soffits, and performance of flashings. E. Remove accumulations of soil which may support plant life resulting in roof damage F. Inspect condition of flat roof surface for blisters and ridges, splits or cracks in the membrane, open end or lap joints in the cap sheet or membrane, exposed felts or deterioration of any component of the roof system. G. Inspect all walk pads to ensure that they are in good quality, if not report immediately. H. Inspect for water ponding more than 72 hours after it rains which exceeds 1” in height. I. Inspect all flashings and/or gravel stops for deterioration, lateral tears or splits, and opening joints.
