Specifications include, but are not limited to:The demolition and renovation scope will be approximately 12000 GSF of the existing space in the BK Chase Bank Building, Level 8. The scope of work includes, but is not limited to: Replace all flooring. (except elev. lobby) Re-paint entire suite. Build-out new IT closet and re-cable all data outlets Demo 3 and Replace (2) water closets in public toilets and replace all toilet partitions, re-tile wet walls. Replace 4 wall hung lavs and accessories in public toilets Replace approximately 25 lnft. Of upper and lower cabinets in break room. Replace Sink in break room. Check HVAC functions and re-lamp light fixtures where required. Provide allowance for 20 lnft. Of wall demo and/or new walls and 2 new doors/frames/hardware. Re-key existing door hardware, modify card readers at lobby and IT closet to run on UTSW system. Existing suspended acoustical ceiling system, lighting and HVAC to remain in un-altered areas. Provide new or relocated furniture (chairs, desks/ tables/ cubicles etc.) Modify other architectural, mechanical, plumbing, and electrical building items as required by university standards and to comply with current code regulations (Fire Codes, Life Safety, Americans with Disabilities Act Contractor (GC) to furnish all of the labor, the materials, the tools, the equipment, the services and the supervision required to complete the demolition and renovation scopes of work per the Contract Documents (TBD) This project shall be demoed and renovated within the existing BK Chase Bank Building, Level 8 adjacent to occupied and functioning spaces; therefore it is essential the GC take great care in noise and dust control. All work will be performed during normal hours (7AM-5PM) with some after hours and week-end work in order to avoid interruptions in the daily operations of the BK Chase Bank Building, Level 8. All noisy activities (e.g., shooting nails into the concrete for carpet attachments, steel framing assembly, concrete coring, concrete cutting, metal stud cutting, hammer drilling, pier drilling, excavation, etc.) will be performed as directed by the construction coordinator.
