Specifications include, but are not limited to: The Universitys goal is to engage services from one or more vendors that will maintain HVAC/Mechanical/Building Automation Systems equipment and systems, per manufacturer recommendations, to perform at the highest level of efficiency and occupant comfort, to minimize unscheduled downtime, and to extend the life of the equipment. Because the teaching centers operational hours are Monday through Friday, from 7 a.m. until 10 p.m. and on Saturdays from 7 a.m. until 5 p.m., it is critical for the selected company or companies to be able to respond quickly during these operational hours to situations that would affect the comfort of building occupants or that would result in emergency closure of any facility. Emergency calls that affect operations and might result in unscheduled closure of a facility will require that the contractor arrive onsite within two hours of receiving the emergency call and stay onsite until the situation is contained or resolved. Services may be contracted through one or more companies and may include preventative maintenance of HVAC/Mechanical/BAS systems on call repair work for all buildings and emergency backup services. Bids on these services must be submitted on Attachment B and must include all requested documents listed in Attachment B. Attachment C includes a list of current equipment for reference.
