Specifications include, but are not limited to: Kirkwood Park is currently owned by the City of Wilmington; however, the District is working with the City to redesign Kirkwood Park for expanded use of Howard High School and modification to the existing park areas for use of the general public. The new facilities would include a practice field, main game field with viewing areas, relocated playground, relocated pavilion structure, reconstructed restroom building, relocated basketball courts and new playground facilities. Additionally, the existing Clifford Brown Statue Plaza and Formal Garden Structure may be removed/relocated/reimagined in some form or combination to best suit the school and community needs. The Construction Manager will participate and coordinate all facets of capital improvements including but not limited to: 1. Basic services during the pre-construction phase may include but are not limited to: review of design; making relevant recommendations in the best interest of the District; value engineering; presentation of a detailed estimate of construction cost; development of a construction schedule based on the District’s funding availability; preparation of bid packages; conducting pre-bid meetings; and, interfacing with the architect and all stakeholders, as necessary. 2. Basic services during the construction include but are not limited to: cooperation with architect, coordination of the contractors with the various phases of the project including prepurchasing; conducting pre-construction and progress meetings; receiving and reviewing shop drawings and related submittals before forwarding to the architect; assuring compliance with contract drawings and specifications; maintaining current cost data and conducting monthly Owner’s meeting coordinating all ongoing and future projects with regard to construction schedule and costs accountability; project completion and closeout; post-construction activities will include warranty responsibilities, project training and coordination of move-in activities. Compiling and categorizing change orders by project for submission to the School Board for approval; required attendance by Construction Manager’s Executive Project Manager at the District’s monthly school board meetings.
