Specifications include, but are not limited to: TFC is requesting qualifications for a Construction Manager-at-Risk (CMR) to provide CMR services for MEP and energy efficiency improvements to the Brown-Heatly Building and the William P. Hobby Building Towers I, II & III. BROWN-HEATLY BUILDING: Replace three chillers and one boiler Support TFC in the energy rebate process for project scope that results in applicable energysaving measures Controls upgrades (scope includes 13 out of the total number of the existing air handling units in the building, the chilled water system including chillers and chilled water pumps, the boiler system, and the hot water heating pumps) Replace switchboard MSA and MSB WILLIAM P HOBBY TOWERS I, II, III: Replace generator and automatic transfer switch Replace five condensing units Controls upgrades for major HVAC equipment Replacement of linear fluorescent lighting with LED lighting (existing compact fluorescent lighting will remain in place) Lights will be replaced 1:1 and remain in existing locations Support TFC in the energy rebate process for project scope that results in applicable energysaving measures Creation of BCN / Security Room Apply epoxy resin waterproofing topping to ramp to address leak in electrical room Add ventilation to Electrical Room
