Specifications include, but are not limited to: Generally work is to include minor demo and modifications as required to upgrade existing wall & ceiling finishes, replacing floor coverings with carpet and/or luxury vinyl tile (LVT), install rubber base, upgrade plumbing fixtures / piping / devices, clean / repaint HVAC grills, replace restroom lighting with LED fixtures, and repair / replace ceiling grid / tiles. All prep, accessories, transitions, and manufacturer installation / protection recommendations are to be included (stripping, scraping, cleaning, patching, filling, leveling, transition strips, termination strips, etc.). Upgrade plumbing fixtures to ADA-TAS requirements (new toilets and sinks / lavatories with pipe insulation). All closets receive new LVT. FINISHES: Floor: C = Carpet (for one office area) specified is MOHAWK "Work It", #228 NATURAL HYBRID; 12' wide roll (squares if roll is not available); Nubroadlok adhesive; or equal. Floor: LVT = Luxury Vinyl Tile (for all areas except office) specified is MOHAWK "SECOYA / HOT AND HEAVY", #936 Converse Basin with spray adhesive; or equal. Wall Base: 4" Rubber Roppe coved, #110 Brown (all areas) Walls: Paint specified is Sherwin-Williams XXXXXX (color to be selected by DPS after award), orange peel texture, satin latex (1 coats of primer-sealer minimum is to be applied / 2 coats if required, plus two coats of paint at all painted locations). All walls in office spaces; colors to be selected by DPS. Doors / windows: prep and paint / stain to match existing finishes. Replace any broken glass and/or damaged-missing hardware. Ceilings: 2'x 2' or 2' x 4' grid and tiles (match existing), commercial grade (replace all pads; clean & paint or replace grid). Paint hard ceilings “ceiling white”. HVAC: Clean, paint, and reinstall all HVAC registers. Replace with like register is damaged.
