Specifications include, but are not limited to: Provide an ongoing, fixed monthly price program coveringinspection, testing, preventative maintenance, major maintenance, repairs, parts and supplies for the HVAC system atTPWD Headquarters. The Contractor shall provide all labor, equipment, materials and any other neednecessary or incidental to maintain in good operating condition the chiller system, boiler system, refrigerationmonitor, cooling towers, and all pumps. This is a major maintenance AND repair agreement, as well as anagreement for periodic preventative maintenance as described below. The Contractor is responsible for providingat his own expense any and all components comprising the chiller system, boiler system, refrigeration m onitor,cooling towers, and all pumps that have not been explicitly excluded herein, up to and including the chiller andboiler units. This agreement covers all parts and services not specifically excluded. Contractor pays for all partsand services
