Mechanical System Inspection, Maintenance & Repair Dectron Dehumidifiers, Chillers, Boilers, Heaters, and HVAC Equipment • Routine Maintenance: Perform inspections, lubrication, adjustments, and preventive maintenance on all mechanical systems. • Diagnostics & Troubleshooting: Identify issues related to airflow, electrical components, refrigerant systems, motors, pumps, valves, and sensors. • Repairs & Replacements: Repair or replace failed components such as condenser fan motors, glycol circulation pumps, heat exchangers, compressors, blower motors, sensors, controls, and relays. • Leak Detection: Locate and repair refrigerant, glycol, hydronic, or water leaks. • Efficiency Optimization: Ensure equipment operates within manufacturer specifications to reduce downtime and energy usage. • OEM Parts: Provide original equipment manufacturer (OEM) parts or approved equivalents for all repairs. 2. Chiller, Boiler & Heating System Services • Chiller Maintenance: Inspect refrigerant circuits, compressors, evaporators, condenser fans, controls, and safeties. • Boiler Services: Inspect burners, flame sensors, heat exchangers, pumps, controls, and piping to ensure safe operation. • Hydronic Systems: Maintain and repair circulation pumps, valves, strainers, expansion tanks, pressure sensors, and loop controls. • Heating Equipment: Diagnose and service unit heaters, rooftop units, heat pumps, and air handlers. • Water Quality & Treatment: Test, maintain, and document glycol concentrations, water quality, and corrosion prevention. 3. Electrical, Controls & Safety Systems • Control System Programming: Troubleshoot and calibrate HVAC control systems, sensors, thermostats, VFDs, and control boards. • Electrical Inspection: Inspect and repair wiring, contactors, relays, breakers, fuses, safeties, and overloads. • System Restarts & Shutdowns: Perform proper lock-out/tag-out, temporary shutdowns, and safe unit restoration. • Safety Compliance: Ensure all repairs adhere to OSHA, manufacturer, and mechanical code requirements. 4. Specialized Repair Services (Example: Dectron Aquatic Unit) • Glycol Loop Management: Drain, recover, refill, and re-balance glycol mixtures using transfer pumps; verify correct mixture (e.g., 35%). • Heat Exchanger Support: Inspect and clean air-to-air and refrigerant heat exchangers. • Motor & Pump Replacement: Replace seized motors, oversized bearings, and failed circulation pumps (following documented vendor process). • Fan System Services: Replace or repair condenser fan motors and test all variable speed operations. • Humidity Control: Ensure proper function of dehumidification systems to maintain indoor air quality. 5. Scope of Services and Response Standards • Routine Maintenance: Annual, seasonal, and scheduled inspections of all mechanical equipment. • Repair Services: On-site repair of all equipment included in this ITB. • Emergency Support: Rapid response for urgent failures affecting safety, operations, or facility impacts. • Equipment Coverage: Dectron units, chillers, boilers, heaters, pumps, HVAC systems, and associated controls. • Documentation: Provide written service reports after each visit, including diagnostics, repairs, parts used, and recommendations.
