GDPM is requesting quotes from contractors to inspect units with a predetermined checklist below and if necessary perform corrections/repairs to the items on the checklist. Some units will not require any repairs but rather confirmation that items meet the standards. All materials needed for the repairs will be provided by GDPM. Potential vendors will provide all tools needed for repairs and supply the labor. GDPM will assign units to the contractor. Once the contractor indicates that unit has been inspected and repairs completed, GDPM will perform a post inspection to ensure all items have been completed. If there are any deficient items, contractor must go back and complete the checklist o Check all outlets on exterior of buildings to ensure they are GFCI protected, function properly and have appropriate cover. If they are not functional, remove and install a weatherproof blank. o Check any electrical boxes on exterior of buildings to ensure there are no knockouts missing and electrical boxes (other than breaker boxes) are secured with a zip tie or clip. o Enter unit and check all entry doors to ensure they close and lock and weather stripping is in place. o Check all windows to ensure there is no broken glass and that windows open, stay open without assistance and close and lock. o Check all outlets in the unit with an electrical tester to make sure they are operational and are wired correctly. Ensure there are no signs of burning or that plates are cracked/damaged or painted. If so, replace. Ensure all outlets in the bathrooms and kitchen are GFCI protected. o Check breaker box to ensure there are no missing breakers, no gaps between breakers and that if present, AFCIs are functional. o Check furnace to ensure no signs of corrosion and that flue is properly aligned with a positive slope. o Check water heater to ensure the pressure relief valve is 2 to 6 inches from the ground or if a pan is present that it is 2 to 6 inches from the top of the pan. o Ensure there are no objects within 3 feet of the furnace or water heater. o Any floor drains should have a cover. o Ensure there are properly functioning 10 year sealed battery smoke detectors in all bedrooms. Ensure there are properly functioning CO2 detectors in the hallway upstairs and downstairs. o If a dryer is present in the unit, ensure it is properly vented, if not install a vent hose.
