Weekly: ___ Stairwell area and windowsills shall be wiped down, de-webbed, dusted, litter and debris removed. ___ All stairwells and other handrails shall be wiped down and de-webbed, litter and debris removed. ___ All stairwells are to be spot mopped for spills and debris removed. First floor office windows and windowsills shall be wiped down, de-webbed, dusted, and cleaned ___ All access driveways and stairwell entrances shall be swept or power swept, ____ All garage floors and stairwells shall have litter, leaves, and debris picked up and disposed of. ___ Empty debris in trash cans, replace trash can liners. All debris and trash liners must be removed from all floors and site. ___ Access Control System equipment cardkey reader, gate arms/box, bollards, fire hose fire extinguisher boxes etc. shall be de-webbed and wiped down throughout parking garage. ___ Electric Vehicle chargers shall be wiped down and de-webbed. Monthly: Contractor shall use, low profile Sweeper Truck or Ride-On Floor Sweeper equipped with a vacuum and rotating brush recovery system no less than 78 inches wide. ___ All debris and water in the pit area of man lift shall be removed and disposed of in trash cans. ___ Top floor windows of man lift will be de-webbed. ___ All louvers along exterior walls shall be cleaned and wiped down. ___ The East, South and West first level exterior walls shall be de-webbed, and windows shall be cleaned ___ All garage floors and stairwells shall be power swept from the top floor down and debris from the first floor shall be picked up and disposed of. ___ All corners, sidewalks, bumpers, walls, bases of columns in all areas inaccessible to the power sweeper shall be cleaned, swept and mopped. All debris picked up and disposed of in trash cans. ___ All interior lights in parking areas, stairwells, fire hose fire extinguisher boxes, and electrical panels shall be wiped down, dusted, and de-webbed. ___ Ceiling, top of pipes, electrical conduit, light fixtures, top of air ducts, bike rack area and ceiling fan cages shall be dusted, de-webbed, and debris disposed of in trash cans. Interior wall louvers cleaned and wiped down. Quarterly: ___ Stairwells shall be power washed from the top floor down. Equipment used for power-washing shall conform to standards set forth in Annual using the hot water extraction process. All water must be removed from the site. All debris must be removed from the site. All power-wash runoff created by using the pressurized hot water extraction process shall be contained and filtered with a minimum of 10 micrometer filters prior to being drained into the sanitary/sewer system. No water, filtered or unfiltered, shall be allowed to run into any passageway that flows into a stream, creek, lake or other watershed, including any storm drain system. ___ Drains on the 1st floor (ground level) shall have debris removed and disposed of in trash cans. ___ Drains shall be flushed via high high-pressure hot water equipment to remove drain blockage (leaves, debris, etc.) Annual: ___ Contractor shall use, Self- powered vehicle mounted pressurized hot water extraction unit equipped with a vacuum powered water recovery system. Pressurized hot water extraction is a process that combines high water pressure and hot water to clean surface areas. All power-wash runoff created by using the pressurized hot water extraction process shall be contained and filtered with a minimum of 10 micrometer filters prior to being drained into the sanitary/sewer system. No water, filtered or unfiltered, shall be allowed to run into any passageway that flows into a stream, creek, lake or other watershed, including any storm drain system. Contractor shall power wash all floors, interior walls, first floor exterior walls, ceiling beams, stairwells, handrails and access driveways. All water must be kept away from all electrical outlets, lighting, elevators, cardkey readers, charging stations, and gate arm boxes. Contractor shall protect electrical panel, electrical rooms, mechanical equipment, mechanical rooms, charging stations and supply rooms with building engineering staff to prevent water damage and intrusion. All standing water shall be swept into drains and excess debris shall be removed and placed in trash cans. Power washing at this location must be coordinated with the OFAM Contract Administrator or OFAM’s Designated representative to move cars and schedule fire alarm panel protection with building engineering staff. ___ The second (2nd) floor office area carpets will be pre-treated and shampooed with a carpet cleaner using the hot water extraction cleaning process. This work must be performed on the weekend to allow carpets to fully dry. Shampooing will be coordinated with the OFAM Contract Administrator or OFAM’s Designated Representative. *Services shall not be considered complete until the OFAM Contract Administrator or OFAM’s Designated Representative have inspected the work provided and accepted the services as complete. Should an area be deemed unacceptable, the contractor shall provide remedy within twenty-four (24) hours, or as coordinated by the OFAM Contract Administrator or OFAM’s Designated Representative.
