Preconstruction Services The CMAR shall provide comprehensive preconstruction services to support the University in developing a coordinated, cost-aligned, and constructible design. Preconstruction is viewed as an active, deliverable-driven phase in which the CMAR’s participation directly influences the project’s success. During preconstruction, the CMAR will be responsible for providing accurate cost modeling, schedule forecasting, constructability reviews, and early identification of risks and opportunities. The CMAR will collaborate closely with the University and the design team to ensure design decisions are made with full understanding of their cost and schedule implications. Specific responsibilities include, but are not limited to, the following: Project Familiarization and Planning Review available design, site, and program information to gain full project understanding, and actively participate in regular design and coordination meetings, providing timely input as design progresses. Develop a preconstruction work plan and communication framework, including staff assignments, meeting schedules, and reporting expectations.
