Tenant improvement of just over 3,000 square feet across two existing shell spaces on an academic non-residential floor Shell space 1: Divide into two ~30-seat classrooms Shell space 2: Open office suite with conference room and storage room Additional scope: Install new branding signage for San Francisco State University (SFSU), the intended tenant and user the project, in the existing corridors immediately outside the two shell spaces (determine final design in coordination with owner) Scope excludes furniture and AV devices, but includes AV/power/data pathways to serve OFOI furniture and devices Work includes the following disciplines: architectural/interiors, electrical/data, mechanical, and fire protection Major materials/components include: precise demolition of HVAC and sprinkler components, new mechanical ductwork and grilles, sprinklers, electrical conduit/cabling/receptacles/switches and floor raceway, light fixtures and daylight/motion sensors, alarm devices, BAS integration and telecom panel, display mounts and back-box, new partitions with sound attenuation and wall base, doors and door hardware, interior storefront, ACT, carpet tile, gyp floating and painting, countertop, roller shades, marker boards, minor penetrations into existing fire-rated partitions, and surface-applied branding signage
