The Contractor shall furnish all labor, material and supervision required to maintain, in optimum operating condition, each device of the Pulse Boiler, Emergency Boiler and Water Heaters. Services shall include, repair and replacement of parts, components and devices, inspection calibration, cleaning and lubricating pertaining to the efficient operation of the system as listed on the Preventive Maintenance Checklists 1.05, 1.06, 1.07, 1.08, 1.09, 1.10. The Contractor shall provide Emergency Service for repair labor, parts or adjustments that may be required to maintain proper operation of the system, which are not a part of Section 1.01 in the Scope of Work. The Contractor shall respond to any call for Emergency Service as follows: 1. Immediately for circumstances endangering life or property. 2. Within four (4) hours where acceptable level of equipment performance is compromised. 3. Within a time frame determined by the Physical Plant Director.
