A. Contractor to provide a preventive maintenance program (PMP), and as needed on-call mechanical & plumbing services at Pacific Terrace Complex Kodiak Alaska. Contractor will provide: 1. Full cleaning and tuning service to include combustion analyzing and smoke testing of existing boilers (12 Burnham V8H4WE Oil Fired Boilers) and maintenance and repair of various indirect water heaters located at the housing complex. 2. Boiler and water heater maintenance and repair shall progress in an order such that uninterrupted heating and domestic hot water service is maintained for each building unless specified as an emergency call-out. 3. All circulation pumps, tiger loops, fuel oil filter, expansion tanks, air release valves, feed water pressure regulators, backflow preventers, zone valves, isolation valves, drain valves as well as all pipe and fittings that connect to existing fuel and water supply, building heat and hot water supply, domestic hot water mixing valves, thermostats and exhaust venting, shall be assessed, maintained, repaired or replaced as practicable and appropriate to maintain compliance with contract terms. 4. Inspect all fuel tank vent caps, fill caps, pad locks, proper venting is in place, no fuel oil piping leaks, and overall integrity of fuel tanks. 5. Successful bidder is responsible for applying appropriate repair parts of the boilers, indirect water heaters, pipe and all components to meet building/system requirements. The contractor is also responsible for keeping an inventory and restocking of existing repair parts supplied by AHFC and located at 1130 Hillside Dr. 6. Service shall include all maintenance/cleaning actions as prescribed in the boiler and water heater manufactures service manual or other applicable literature/standard.
