1. General Requirements The contractor shall furnish all labor, materials, tools, equipment, and supervision necessary to complete the interior painting work as specified. All work shall comply with applicable building codes, safety regulations, and industry standards. ADA Compliance: Ensure accessibility is not compromised during or after painting. 2. Surface Preparation Patch and repair all surfaces to ensure a smooth, uniform finish prior to painting. Remove dirt, grease, loose paint, and other contaminants using appropriate cleaning methods. Sand rough areas and feather edges where necessary. Prime bare surfaces and repaired areas with suitable primer. 3. Areas to Be Painted Office spaces Common areas Hallways Doors and trim Any additional areas identified during the pre-work walkthrough 4. Paint Materials Walls: Use high-quality eggshell or washable matte finish suitable for high-traffic areas and easy cleaning. Trim and doors: Use semi-gloss or high-gloss finish for durability and ease of maintenance. 5. Application Standards Apply paint in accordance with manufacturer’s instructions. Use appropriate tools and techniques to ensure even coverage and clean lines. Apply a minimum of two coats unless otherwise specified or approved. 6. Protection of Property Contractor shall protect all fixed property, including light fixtures, floors, carpets, windows, and furnishings. Use drop cloths, masking tape, and other protective coverings to prevent damage or paint spills. Move and return furniture and other items to their original positions upon completion of work in each area. Contractor staff must wear identification badges and follow County security protocols Work areas must be kept clean, safe, and free of hazards 7. Corner Protection Install corner guards or protection on designated wall corners as specified by the owner. 8. Clean-Up Clean all work areas daily and upon completion. Remove all debris, masking materials, and unused supplies. Ensure painted surfaces are free of drips, streaks, and blemishes. 9. Inspection and Acceptance Work will be subject to inspection by the owner or designated representative. Any deficiencies shall be corrected at the contractor’s expense prior to final acceptance. 10. Customer Service Please remember, although you are a contracted County service, you represent Lancaster County during all work performed. Lancaster County expects its contractors to be courteous and helpful to staff as well as our citizens. Company uniforms must be worn at all times and employees are to look and act professional at all times.
