1.2.1 The Vendor shall provide materials and tools/equipment, and a Journeyman to perform preventative maintenance, routine repairs and emergency services on the elevators at ISD and ISVI. All labor is to be performed in accordance with all federal, state, county or municipal building codes and safety regulations. 1.2.2 The Vendor shall inspect, oil, grease, lubricate, and make minor adjustments to the elevators at both facilities on a monthly basis. Minor adjustments shall include any equipment adjustment that can be made during the regular monthly inspection. Supplies and/or materials including but not limited to oil, grease, lubrication, etc.., shall be supplied by the Vendor and are to be included in the monthly inspection cost bid prices in Section 2.1.2. 1.2.2.1 Twelve (12) elevators are located in the following locations at ISD: 1.1. Main Building (traction passenger), Health Center, Cullom Hall (1 passenger), Elementary Building (2 passenger), Dietary Building (1 freight and 1 passenger), Officer Hall (1 passenger), Horner Hall (1 passenger), Wait Hall (1 passenger), Vocational Building (side walk elevator) and the Marshall Gym platform lift. 1.2.2.2. Six (6) elevators are located in the following locations at ISVI: 1.1 Administration Building #1 (1 passenger and 1 wheelchair lift), Dorm-Building #2 (1 passenger), Auditorium Building #7 (1 passenger), Storeroom-Building (1 Freight) #9, Library-Building #17 (1 passenger) and Dorm-Building #18(1 passenger). 1.2.3 Cleaning shall include car tops, door equipment, elevator pits and machine room on a monthly basis. The hoist way and hall door, including interlock contacts, shall be cleaned during the month of December. 1.2.4 Lubricating required shall consist of lubricating, greasing and oiling of machine, motor, generator, and controller parts including worms, gears, thrusts, bearings, brake magnet coils or brake motors, brake shoes, brushes, windings, commutators, rotation elements, contact coils, resistance for operating and motor circuits, magnet frame and other mechanical parts. 1.2.5 At ISD, the Vendor shall renew all wire ropes as often as in the Vendors judgement is necessary to maintain an adequate factor of safety, and repair or replace conductor cables. The Vendor will be required to obtain prior approval from the Chief Engineer before repairing or replacing cables. 1.2.6 Regularly scheduled service calls are to be a minimum of one (1) hour per elevator. If the service/maintenance requires more than one (1) hour on a particular elevator, the Vendor shall discuss this with the facility’s Chief Engineer prior to continuing the service. 1.2.7 The Vendor shall be responsible for posting “out of order” signs on the door of each floor of any inoperable elevator. The Americans Disability Act (ADA) requires signage with Braille. 1.2.8 The Vendor shall be responsible for completing annual inspection of all elevators. The cost of an independent inspector shall be the facility’s responsibility. 1.2.9 The Vendor shall be responsible for completing full load test which is required every five (5) years (applies to elevators at ISD only). For this contract, the test will be required to be completed in 2030. 1.2.10 The Vendor will NOT be required to make safety tests or to install new attachments or additional controls or equipment as recommended or directed by any insurance company, laboratory, or government authority, or to make replacements mentions herein with parts or devices of a different design for any reason whatsoever. 1.2.11 All work performed under this contract shall be during normal working days which are Monday through Friday (less State Holidays), between the hours of 8:00 am-4:30 pm. Work may be performed outside normal work hours if prior approval is granted by the Chief Engineer or designee. 1.2.12 The Vendor must be available twenty-four (24) hours per day, seven (7) days per week. The Vendor shall furnish regular and emergency phone numbers for ISD and ISVI to use under this contract.
