The CONTRACTOR shall have the capability to provide complete property management services, including, but not limited to, physical maintenance of the Project, including the premises and all improvements; establishing and collecting rents; depositing all Project incomes into Project bank accounts as specified by the CITY; making all Project disbursements as specified from the Project accounts; providing accounts and reporting services according to procedures as specified by the CITY. The CONTRACTOR must meet the following organizational requirements: A. At a minimum, at least one (1) of the individuals within the CONTRACTOR’s team must have at least three (3) years’ experience in commercial project management, involving projects comparable in size and scope to those described herein. B. Hold and maintain a Real Estate Brokers and Salesperson License pursuant to HRS Chapter 467. The CONTRACTOR (or management agent) must possess a valid real estate broker’s license and employ a licensed principal broker throughout the duration of the AGREEMENT. The CONTRACTOR is responsible for complying with all licensing requirements under HRS Chapter 467. C. Must be authorized to do business in the State of Hawaiʻi as evidenced by a Certificate of Good Standing (“COGS”) issued by the State of Hawaiʻi, Department of Commerce and Consumer Affairs. D. Be compliant on the State of Hawaii’s Hawaii Compliance Express (HCE) System.
