The project generally consists of removing six existing RTUs and related components while retaining most existing ductwork, then furnishing and installing six new RTUs with curb adapters and new rooftop gas piping. Work includes installing two new VAV boxes, supply and return ductwork, three exhaust fans, three transfer grilles, and ten new supply/return diffusers with volume dampers. All equipment will be integrated into the existing BMS, with full startup and testing, and electrical scope includes demolition and installation of all required power and control components. For the alternate bid, the contractor will partially demolish the existing HVAC system—including split condensers, VAVs, thermostats, and select ductwork and diffusers—and install two new mini-split units, eighteen VAV boxes with electric reheat, and associated ductwork modifications. A new Building Management System will integrate all HVAC equipment. The scope also includes allowances for ceiling tile removal and repair, unspecified work items, and electrical demolition and installation of cable, conduit, disconnects, and panelboards. The contractor will complete full system startup and operational checks.
