Concession Space 4.1.1. The 1,440-square foot manufactured concession retail structure may be used to sell general store merchandise, camping supplies, groceries, and approved retail items. This concession retail structure may also be used to provide food and beverage services, as well as to conduct the park’s fuel sales operations. Furthermore, the concession retail structure may be used for other suitable purposes, subject to ASPB approval. 4.1.2. The marina concession building may continue to be used as a bait shop and to provide boat and other watercraft rentals. The ASPB wishes to avoid traffic congestion resulting from a general store/marina operation in close proximity to a public boat launch ramp. This building may be used for other suitable purposes, subject to ASPB approval. 4.1.3. The Offeror will activate all utilities, including, but not limited to, the following: public and private telephones; Internet; electric service; and natural gas/LPG; 4.1.4. Any modifications to the structures or primary uses must comply with all applicable regulations identified within the approved Capital Building Plan. 4.2 Required Services 4.2.1 The Offeror must provide, operate, and maintain the required visitor services and any related support facilities and services in accordance with the Scope of Work. This must be done in a manner satisfactory to ASPB. The Offeror must provide the plant, personnel, equipment, goods, supplies, and commodities necessary to provide, operate, and maintain the required and authorized visitor services. The ASPB may also provide any such items, at its discretion. 4.2.2 Required Visitor Services 4.2.2.1. Retail Product Sales 4.2.2.2. Food and Beverage Sales 4.2.2.3.
