Project Phasing: Portions of the Work are required to be performed in a phased manner. The goal of the phasing is to provide minimal disruption to the facility’s normal operations and to isolate construction activities from the building’s occupants. Guidelines for phasing the work are as follows: 1. The portion of the facility immediately outside of the work area’ will remain completely occupied by the RIAC’ throughout the term of construction. Isolate construction activity to the highest degree possible from use of building. 2. Renovation of egress and common areas, including corridors, stairways, and exitways must be phased in such a way that code mandated emergency egress requirements are always met. In the event any required exit must be closed or temporarily abandoned, provide other measures and/or means which will provide equivalent safety. 3. The Contractor will be restricted to Work Zones, designated by the RIAC, to perform construction work. Work required in each zone shall be fully completed prior to commencing work in the next zone. scheduling construction activity for each ‘zone’ shall be closely coordinated with the RIAC. The Contractor shall carry in his Contract Price all considerations required for such scheduling. 4. Administrative NTP January/February 2026 5. Pre - Construction meeting January/February 2026 6. February 2026 – March 2026 Procurement Ceiling finishes, wall finishes, column finishes, light fixtures and custom furniture procurement, shop drawing preparation and review. 7. Construction NTP April 2026 During the Food Court Construction time frame the flooring contractor will be completing the terrazzo flooring from the window wall [east wall] towards the concourse this is from January 2026-May 2026. The Food Court contractor will mobilize onsite April 2026, prepare work on the systems, demolitions and revised connections, decorative light fixtures, ceilings, columns, wall finishes and the installation of custom and soft furniture systems.
