This is not a statement that all building components are in like-new condition or without issues. It is a statement that acknowledges that the building is an historic structure that has structural components that have aged and, in some cases, distorted in shape, (e.g., roof lines are out of straight, walls are out of flat, timbers have longitudinal checks), and despite these deformities, the structural members, (as can be reasonably deduced from the described observations) continue to perform satisfactorily in their apparent structural roles. Expanding on the above remarks, during our review, Tighe & Bond identified the following conditions and deficiencies for which Tighe & Bond recommends remedial action: 1) Post and beam framing a. Deteriorated rafter between Frames 3 & 4 b. Deteriorated tenon at Frame 3 east post c. Compromised connections at Frame 4 east post d. Inactive vertical hanger rods at Frames 2, 4 & 5 e. Horizontal tie rod at Frame 5 and other frames 2) Floor framing a. Inadequate post under center beam 6 feet from north foundation b. Inadequate post under east-to-west beam approximately 50 feet north of south foundation c. Split joists at approximately 50 feet north of south foundation d. Former opening in floor approximately 45 feet north of south foundation 3) Foundation, pilasters and isolated columns a. Repointing and miscellaneous repair of foundation b. Undermined pilaster approximately 40 feet north of south foundation c. Deficient column approximately 30 feet north of south foundation d. Column immediately south of foundation 4) Water and moisture management systems a. Water penetrating foundation into crawlspace b. Crawlspace humidity c. Roof and flashing
