Main House - Roof and Exterior: Includes all work required for: • Demo/carting/etc. • Parging of brick chimneys • Cedar roofing at main house and carriage house, copper flashing • Ground perimeter gutter and drainage away • Stone repointing/remove parging at cellar • Remove wood shingles/restore wood clapboards • New wood windows and custom doors/hardware throughout • Priming/painting all exterior surfaces • Build wood stoops and stairs to house x3 Main House - Interior • Demo/carting/etc., bathroom and glass wall removal at second floor: • Structural alterations including cellar supports and flying staircase • Install ADA Lift • Install new HVAC system (museum high velocity) • Install kitchen appliances and restroom fixtures • Ceiling, wall, window, door, flooring, trim repairs • Veneer plastering + Priming/painting all interior surfaces • Build new interior staircase • Other associated mechanical/electrical/plumbing/security tasks • Install period lighting per Architect Cook House: • Cedar roofing at cook house and carriage house, copper flashing + gutter system • Brick repointing/remove parging at cellar • Remove wood shingles/restore wood clapboards • New wood windows and custom doors/hardware throughout • Priming/painting all exterior surfaces Retaining Wall: • Rebuild rubble wall using existing stones, masonry repointing, lane closure police
