a) Walk-In Freezer i) The contractor shall provide maintenance services including but not limited to: (1) Clean condenser and air filter (2) Check evaporator coil (3) Check door gaskets (4) Check and clean air filters (a) Replace filters, if needed (5) Check system for leaks (6) Clean drain pan and tubes ii) The contractor shall diagnose and repair issues including but not limited to: (1) Evaporator coil issues (e.g., icing, inefficiency) (2) Ice buildup on all surfaces (3) Drain line blockage (4) Defrost system malfunction (5) Compressor failure or underperformance (6) Fan motor failure (7) Refrigerant leaks – detect, repair, recharge (8) Door seals and gasket damage – replacement and resealing (9) Faulty door switches – affecting lighting or fan operation (10) Control board failure – including but not limited to sensor and relay issues (11) Interior/exterior light malfunctions Repairs must restore freezer to safe temperature levels (0°F or below) and maintain energy efficiency.
