The Colquitt County Facilities Maintenance is requesting bids to service and maintain all HVAC equipment in all County buildings to meet specifications listed below: 1. Four (4) air filter changes and (4) Preventive Maintenance services will be performed per year at the locations listed: EMA, AG BUILDING, AUCTION BARNS, ANNEX, BB TEAM BUILDING, CHAMBER OF COMMERCE, COURTHOUSE, DET OFFICE, DFCS, GREEN OAKS, HEALTH DEPARTMENT, LANDFILL, LIBRARY, MAINTENANCE OFFICE, MUSEUM, 911 RADIO TOWER, ROAD & BRIDGE, VEHICLE MAINTENANCE SHOP. All filters, belts, and supplies for PM and Filter change will be supplied by contractor 2. Twelve (12) air filter changes and (4) PM Services per year will be performed at the EMS, JAIL/JUSTICE CENTER, 911, and the PRISON, all filters, belts, and supplies for PM and Filter change will be supplied by contractor 3. Provide after-hour service with maximum 2-hour response time 4. CONTRACTOR WILL PROVIDE THE FOLLOWING PROFESSIONAL MAINTENANCE SERVICES FOR THE BUILDING ENVIRONMENTAL MECHANICAL SYSTEM(S) COMPRISED OF THE EQUIPMENT LISTED BELOW 5. TEST AND INSPECT: Job labor, travel labor and travel and living expenses required to visually INSPECT and TEST equipment to determine its operating condition and efficiency. Typical activities include: ‑TESTING for excessive vibration; refrigerant charge; fan RPM; refrigerant oil (acid); water condition; flue gas analysis; safety controls; combustion and draft; crankcase heaters; control system(s), etc. ‑INSPECTING for worn, failed or doubtful parts; mountings; drive couplings; oil level; rotation; soot; flame composition and shape; pilot and igniter; steam, water, oil and/or refrigerant leaks, etc...
