Phase 1: Initial Assessment and Planning: 1. Perform a thorough site analysis of the designated area taking into consideration infrastructure, life safety, and sustainable objectives. 2. Actively engage IMD stakeholders throughout the planning and design process. 3. Utilize Target Value Design and other lean methodologies to help stay within the project budget while adhering to the project schedule. 4. Generate a ROM to ensure project compliance with the project budget. Phase 2: Design and Concept Development: 1. Develop conceptual design concepts that reflect the labs intended use as a state of the art research lab 2. Present design concepts and opportunities to help the project stay within the construction budget. 3. Develop preferred conceptual design into a detailed set of construction documents, including all plans required by the City of Chicago for permitting purposes. 4. Generate a final ROM to ensure project compliance with the project budget. 5. Create a bid package and support construction procurement efforts. Phase 3: Construction and Implementation: 1. Review proposals to ensure project compliance with the project budget and make recommendations to IMDC on the respective proposals for award. 2. Execute the construction phase according to approved design plans and specifications
