1.1. Storage space shall meet or exceed the following: A. One (1) enclosed storage space of a minimum of 7,500 square feet inside. 1) Minimum height of 14 feet. 2) Minimum width of 50 feet. 3) Minimum depth of one hundred fifty (150) feet 4) Shall be open contiguous style B. Minimum of two (2) Garage-style roll-up aluminum doors with the following requirements. 1) Minimum height of fourteen (14) feet. 2) Minimum width of twenty-five (25) feet. 3) Doors shall be positioned at front and back of storage space for drive-thru ability. 4) Shall be functional (able to open) during power outages. C. Concrete flooring (or equivalent) capable of supporting heavy vehicles, boats, trailers and equipment D. One (1) 120-Volt duplex power outlet E. Overhead lighting that uniformly illuminates storage space. F. Wiring adequate amperage capable of simultaneously powering overhead lights and power outlet. 1.2. Facility shall include the following: A. Adequate drive and apron for access to storage space during all weather conditions. B. Adequate drive and apron for ingress, egress, and turnaround of vehicles towing vessels on trailers. Dimensions are approximately 60 feet by 120 feet from front of truck to boat motor. C. Dusk to dawn outdoor lighting to promote safe working environment. D. Shall not be susceptible to flooding in severe weather conditions. E. Lessor shall pay all monthly electric bills and include in rental cost. F. Access to a close freshwater hose bib with adequate pressure for washing down vessels, vehicles, equipment, and other related needs within the apron and driveway areas. G.
