The Construction Manager at Risk (CMAR) will be responsible for providing comprehensive delivery services throughout the design and possibly construction phases. This includes: ● Defining Owner Objectives: Assisting the established City Team in clearly defining the project goals and requirements moving forward into the Design Development and Construction Phases. ● Collaborative Owner/Architect/CMAR design collaboration: Collaborating with the architectural team (McMillan Pazdan Smith) to identify design efficiencies without compromising the project's quality or functional requirements. ● Performing value engineering: Working with the City team to identify cost saving opportunities without compromising the Art’s Center quality/function/design. ● Life Cycle Costing: Providing analysis of long-term operational and maintenance costs for various material and system selections to inform design decisions, working with the City to develop a maintenance plan for the building after construction. ● Constructability Reviews: Conducting thorough reviews of the design documents to identify potential construction challenges or opportunities for cost savings. ● Establishing a Guaranteed Maximum Price (GMP): The Construction Manager will establish a GMP, to be presented to City Council for approval for the final design of the Arts Center.
