The University of Minnesota Law School is remodeling approximately 3,933 sq ft of auditorium space on the Sub-Plaza floor level of Mondale Hall to address their lecture and event needs. The primary objectives of the remodel will include: Reconfigure floor tiers to provide a fully accessible space Replacement and upgrade of finishes (ceilings, walls, floors) Fixed furniture procurement and installation Power and communications updates to meet U of M standards Coordination of AV systems with the Law School's preferred A/V vendor for equipment. Contractor to provide infrastructure to supprt the equipment. A/V vendor shall provide and install equipment and commission the equipment they provide. Relocation and expansion of AV room within the space Upgrade lighting throughout Construct storage and green room space within or adjacent to the room The Schematic Design phase started at the beginning of October 2025 and will conclude in January 2026. The selected Respondent will provide constructability input and an estimated cost of construction for the options provided at the end of Schematic Design. The selected Respondent will participate during the remainder of the design and coordinate with the design team's schedule and process. The selected Respondent will provide the Guaranteed Maximum Price (GMP) at the completion of the Design Development phase in May 2026. Construction is expected to begin in January 2027 and be complete in June 2027. The selected Respondent will manage the documentation process through Bluebeam along with CPM and the design team. DLR Group / Windward Engineers & Consultants is the Architect/Engineer of Record for the Project.
