A. Site Preparation and Demolition ● Remove existing grass, curbs, and approach as required. ● Excavate and remove excess material. ● Compact subgrade and grade site to ensure proper drainage into the existing parking lot. B. Concrete Work ● Install new concrete approach. ● Install new concrete parking lot (approx. 250’ x 47’), 6” thick, reinforced with #4 rebar at 18” O.C., 4000 PSI mix design. ● Install curbing around the parking lot perimeter. ● Install 6” pipe rail fence, approximately 250’ long. C. Asphalt Work ● Install asphalt parking lot (approx. 250’ x 47’) with: o 6” caliche base o 2” asphalt surface course ● Stripe the new parking lot per the provided layout and ADA requirements. D. Fiber and Communication Infrastructure ● Provide, install, and extend 12-strand OS2 OSP fiber to the Family Support Center. ● Perform 12 fusion splices. ● Expose and intersect existing conduit as required. ● Install: o (1) 30” x 48” x 36” handhole o (1) splice case within the handhole o 4” underground conduit from handhole to east side of building o Trench and conduit to portable building ● Provide and install all UTP cabling, termination outlets, faceplates, labels, open-top cable supports, and six (6) network drops. ● Terminate and test all cabling; provide documentation and warranty upon completion. E. Lighting and Electrical ● Install (4) 24” x 9’ light pole bases. ● Install (1) 30’ steel pole to match existing. ● Install (8) 300-watt LED floodlights powered from existing poles. ● Provide and install: o 500’ of 1” PVC conduit o 400’ of 4” PVC conduit o (1) 24” x 24” traffic-rated box o (1) 36” x 36” traffic-rated box o (1) ¾” Bell box F. Security Cameras and Access Control ● Install security cameras to cover the parking lot, entrances, and perimeter. ● Install two (2) access control points at designated entry locations. ● Provide all cabling, conduits, mounting hardware, and power connections. ● Terminate, configure, and test all devices for full functionality. ● Provide monitoring interface and training for on-site personnel. ● Include warranty and ongoing technical support for installed security and access control systems. G. Fencing and Gates ● Install 548 linear feet of 6’, 9-gauge chain-link fence (including asphalt areas as needed). ● All posts and framework shall be Schedule 40/SS40. ● Install: o (1) Ameristar Exodus Egress single gate per specifications provided o (1) 20’ x 6’ cantilever slide gate o (1) Lift Master HDSL247L-MC gate operator (13.5 HP peak) o (2) goosenecks and exit sensor ● Electrical and access control/card reader work to be completed by others. H. Water Line, Plumbing, and Gas ● Relocate the 2” double-check valve away from the construction area. ● Reroute 4” mainline from water meter to new double check location. ● Include all necessary tees (4”), 90° bends (4”), couplings (4”), and PVC pipe (4”). ● Sewer, waste, and vent lines: Schedule 40 PVC and DWV fittings. ● Domestic water lines: Viega copper ProPress fittings and Viega PEX piping. ● Gas lines: Poly pipes with malleable fittings. ● Include installation of sewer, water, and gas service lines as required.
