1. Perform annual preventative maintenance service as specified by the manufacturers for the generators and automatic transfer switches listed in the RFP section below. Service level charges for each generator/ATS to include at a minimum the following items: A. Laborto perform annual maintenance in September during normal business hours (6:30 a.m. to 4:00 p.m.) Monday-Friday. No additional travel time or fuel surcharges. B. Visual inspections, lubricating, checking for normal operation and cleaning asrequired. C. Analyze/Report a. Engine vibration (MCGC and Valley Hi only) b. Engine oil c. Coolant d. Fuel Condition Report – (MCGC and Valley Hi only) D. Change: a. Engine oil and filters b. Fuel filters c. Coolant Filters E. Check: a. Air ducts and louvers b. Air filters c. Antifreeze condition d. Batteries e. Battery charger f. Belts g. Block heaters h. Coolant systems i. Exhaust system j. Governor and controls k. Generator back end 1. bearings 2. slip rings 3. connections l. Generator controller m. Hoses n. Injectors and pumps o. Radiator heat exchanger p. Seals q. Starters r. Starting systems s. Thermostats t. Water pumps u. Wiring harnesses F. Tighten – clean -adjust a. Battery terminals b. Clamps c. Electrical connections G. Waste oil removal. H. Other maintenance as recommended by manufacturer. 2. Perform annual preventative maintenance service as specified by the manufacturers for the ATS to include at a minimum the following items: A. Visual inspection of the contactor and controller assembly B. Disconnect the controller from the power source and torque controller connectors C. Visual inspection and adjustment of voltage sensors D. Visual inspection of the mechanical linkage and the Solenoid Assembly E. Lubricate the mechanical linkage where applicable F. Visual inspection of relays and contacts for signs of heat damage, and/or pitting G. Clean and buff all Normal and Emergency main contactors H. Test engine start contacts by starting the emergency power source I. Record the voltage and frequency at the ATS J. Perform a milli volt drop test at the normal and emergency contacts K. Perform a live transfer test if approved by the customer 3. Provide a written report on the results of sample analysis, services performed, conditions found, and recommendations for any emergency or routine repairs and parts replacement. 4. Perform the annual load bank test on each generator for rated kW and voltage capacity. Perform annualNFPA 110/Joint Commission test: 25% load for 30 min. 50% load for 30 min. and 85% load for one hour. 5. Perform annual testing of each automatic transfer switch to include a "live" building transfer and perform any manufacturers' recommended service tasks.
