The Project consists of the renovation of the two street-facing facades of the property at 534 North Avenue, with improvements to the building exterior as part of the City of New Rochelle’s Signage, Awnings and Façade Program. The property houses a commercial restaurant business that includes catering services and take out. The existing structure is a 1924 single-story wood frame storefront structure approximately 30 ft wide x 42ft deep x 12 ft high at the corner of North and Horton Avenues facing New Rochelle City Hall. Currently, face brick veneer on the exterior wall on North Avenue continues four to five feet around the corner to the Horton Avenue façade, and the rest of the building exterior has a stucco finish. The front and side walls form a two-sided parapet for a low-slope membrane roof and meet the sidewalks at grade. The renovation scope of work includes the demolition of the brick veneer, and existing windows and doors. The building renovation comprises an exterior insulated rainscreen wall cladding system, operable and fixed thermal aluminum windows, aluminum entrance door on North Avenue, and painting. The Horton Avenue stucco wall finish is to be repaired in preparation for a future mural. There is no change in use, egress, or occupancy proposed under this application. There is no site work.
