FEASABILITY ASSESSMENTS FOR TWO EXISTING FACILITIES: Albertson’s Stadium (Lower Bowl): Perform an assessment of the facility to identify improvements, upgrades, code compliance requirements, etc. Both internal and external public and private areas should be reviewed with general conceptual images and layouts provided to ensure that all proposed elements fit within the expected building footprint. ● Provide a thorough overview that describes what the concepts would add to the capacity and functionality of Albertson's Stadium's lower bowl. ○ The University is interested in studying a potential expansion of the east stadium footprint, to include a concept for an overbuild of our entire lower bowl seating structure. The goal is to pursue a process that provides facility usage analysis, recommended scopes, and estimated costs (ROM) that align with our facility’s guiding principles. ● Specific scope of work and expected deliverables, include: ○ Study of the current conditions of the facility’s footprint including all existing utilities, code compliance, restroom conditions and fixture counts, egress pathways, ramping vehicle access, and any other associated layout conditions. ○ Facility usage analysis options for expanded capacity in the east and west lower bowl and increased concourse space on the stadium east side, with associated renderings. ○ Associated narratives for the expanded site including food and beverage services. ○ Cost estimates and financial projections and recommended timelines for any recommendations. ● Other potential/future scope needs that are not in this specific assessment should be able to be integrated into any future state recommendations, including: ○ Ability to incorporate planning for future review of South Endzone projects to create new office spaces, a new grand entrance to the stadium, security and guest services offices, and other associated elements. Extra Mile Arena (EMA) - Full facility assessment including code compliance, fixture counts, food and beverage service, utility assessment, structural analysis, production capabilities, and building egress. Market study for interior seating capacity and types as well as premium options. General conceptual images and layouts are expected to ensure that elements fit within the expected expanded building footprint, to include: ● Provide a thorough overview and presentation that describes what the facility could become. ○ The University is interested in studying a renovation of the EMA to include concepts for an enhanced gameday and event experience. A full facility review including recommendations on improvements to the concourses, restrooms, food and beverage service, facility access and arena egress, and code compliance. A review and market study of premium seating options including, but not limited to club and suite space. Additionally, it would like to study the addition of new operational space, including, but not limited to: office space, sports performance, locker room upgrades, club space, equipment room, and storage. A review of available space (auxiliary gym) versus the potential for new buildouts and associated estimated costs should be provided. The goal is to pursue a process that provides facility usage analysis options, scope, and estimated costs (ROM) that align with our facility’s guiding principles. Future non-athletics events should be factored into the study include the removal of existing bleachers abutting the east side of the arena, and the installation of a fully retractable seating system to improve arena concert capacities. ● Expected deliverables. ○ A full facility assessment review including code compliance, egress, ADA access, food and beverage production and serving, and concourse circulation. ○ facility usage analysis options for expanded capacity and increased premium amenities, to include suites, premium seating, and club amenities. ○ Facility usage analysis options for auxiliary gym renovations and upgrades. Should include renderings. ○ Associated and narratives for the site ○ Cost estimates and financial projections with recommended timelines. ○ Market study to test premium seating demand ● Other potential/future scope needs that are not in this specific assessment should be able to be integrated into any future state recommendations, including ○ Expanded exterior concourse and glass building envelope.
