Contractor shall furnish all materials, labor, tools, permits, support equipment and any other associated components not specifically listed in this specification but needed to meet the intent of this specification. Contractors price shall include mobilization and all freight charges. Pace is soliciting bids to perform annual Building Automation Systems (BAS) and Variable Frequency Drive (VFD) inspections, calibrations, testing, software updates, authorized repairs and emergency services at multiple Pace Facilities listed below. Pace includes in this bid package a copy of Exhibit I, (BAS System and VFD Equipment Inventories), which consists of Pace’s best estimate of the BAS and VFD equipment at each Pace Facility. Any new equipment (not already included in Exhibit I) that is installed and comes on-line after this Contract goes into effect will be added to the Contract as a Change Order. It shall be the Contractors responsibility to examine the equipment and field conditions to determine if all aspects of this work are satisfactory. Contractor shall not proceed with any work or order any material until any unsatisfactory conditions have been resolved, so that the specific intent of this document will be met, and to ensure that no additional material or labor is required above the dollar amount of this Contract. Contractor shall follow and adhere to the most current and applicable State of Illinois, NEC (National Electrical Code), and local municipality codes and requirements. Contractor shall provide and maintain high-visibility signs, cones, and other warning devices to ensure a safe work environment and to protect workers, pedestrians, and Pace employees in and around the work site. At no time shall the Contractor be allowed to use any of Pace’s equipment including but not limited to; hand tools, ladders, power tools, lifts, forklifts, etc. that are the property of Pace or its employees. Pace elects not to utilize e-Builder and/or LCP Tracker, Contractor and all its subcontractors must submit, as applicable, Project-related documentation, requests, and forms, certified payroll reports, and associated documents to Pace in hard copy format or such other electronic format as determined by Pace.
