2.1. Mobilization and Site Requirements ● Permitting: Contractor is responsible for obtaining all necessary municipal permits, including the New Haven Building Permit and any required Street/Sidewalk Obstruction Permits for staging and lifts. ● Safety: Establish and maintain a secure work zone that complies with OSHA and local regulations. ● Hours of Operation: Work to be limited to standard construction hours, Monday through Friday, as regulated by the City of New Haven. 2.2. Brick Façade Refurbishment (Upper 2 Levels) ● Mortar Joint Raking: Rake out all deteriorated, cracked, or unsound mortar joints to a uniform depth, typically 3/4'' to 1''. ● Repointing: Repoint all raked joints using a mortar mix (color and composition) that is submitted for Owner approval and matches existing historic mortar properties where applicable. Mortar must be Type N or Type O lime-based. The joint profile (tooling) must match the existing historic profile. ● Brick Repair/Replacement: Inspect and replace or repair damaged or spalled brick units with salvaged or new units that closely match the existing size, color, and texture. 2.3. Brick Penetrating Water Repellent Application (Critical) ● Preparation: Clean all brick and mortar surfaces of excess mortar, efflorescence, dust, and debris prior to sealant application. ● Material Specification: Contractor shall supply and apply a clear, breathable, penetrating water repellent (sealer) to all restored brick and mortar surfaces. ○ The product must be a silane or siloxane-based formula specifically designed for porous masonry and must be non-film forming. ○ The selected product must not alter the natural appearance (color or sheen) of the brick upon curing. ● Application: Apply the sealer in strict accordance with the manufacturer's written instructions, including application rates and substrate requirements.
