The selected architectural firm will provide comprehensive architectural and engineering services for the upfit of approximately 6,314 square feet of dark-shell space (no utilities). The scope includes, but is not limited to: Design Services Programming and Space Planning: x Conduct needs assessment with City staff and stakeholders x Develop space program defining functional requirements x Prepare conceptual layouts and alternatives x Finalize space plan with City approval Schematic Design (SD): x Develop overall design concept x Prepare preliminary floor plans, elevations, and sections x Identify major building systems and materials x Prepare preliminary cost estimates x Conduct design review meetings with City staff Design Development (DD): x Refine and finalize design concepts x Develop detailed architectural, structural, mechanical, electrical, and plumbing systems x Prepare interior finishes, millwork, and furniture layouts x Update cost estimates x Coordinate with all engineering disciplines Construction Documents (CDs): x Prepare complete construction drawings and specifications x Coordinate all architectural, structural, MEP, and specialty drawings x Include details, schedules, and specifications for all work x Ensure ADA compliance throughout design x Ensure compliance with all applicable building codes x Incorporate FTA Buy America requirements where applicable x Prepare final cost estimates
