The scope of work for this contract will involve one parcel and creating legal descriptions and setting property corners for the parcel. The selection of the surveyor will weigh heavily on past performance in dealing with the City of West Plains, ability to do the job. Survey requests may be, but not limited to, topographic surveys, construction staking, property line surveys, easement surveys, and manhole invert surveys. 1. The specialized experience and technical competence of the firm with respect to the type of services required; a. Check subdivision and parcel maps, lot line adjustments, and other documents as necessary. b. Determine locations of property lines, boundaries, easements and rights-of-way c. Establish and adjust benchmarks d. Traditional topographic surveys to determine locations and elevations of existing improvements, structures, and topographic features e. Perform research and survey work related to public and private land ownership, public and private easements, public improvements, construction, and historic information f. Develop legal descriptions and plat maps g. Other survey-related tasks as necessary 2. The capacity and capability of the firm to perform the work in question, including specialized services, within the time limitations fixed for the completion of the project; 3. The past record of performance of the firm with respect to such factors as control of costs, quality of work, and ability to meet schedules; 4. The firm's proximity to and familiarity with the area in which the project is located
