A. Preconstruction Phase The CMAR shall engage immediately upon Notice to Proceed and collaborate closely with the City and Design Team. Preconstruction services include participation in weekly design meetings, development of a comprehensive phasing plan to maintain operations, daily coordination with the design team, constructability reviews, cost estimating at 30%, 60%, and 90% milestones, and preparation of the GMP proposal. Deliverables List: • Phasing Plan • Constructability Review • Cost Estimating at end of Programming, SD, DD & 50% CD’s. • Value Engineering Log • Long Lead Procurement Log • Preparation of GMP Proposal (after DD set is issued) B. Subcontractor Procurement Subcontractor acquisition to be advertised and competitively bid in compliance with §2269.255, including disclosure of the selection process for trade partners. Require subcontractor prequalification criteria such as safety record, bonding capacity, and litigation history. Deliverables List: • Proposed Subcontractor List o To include all firms under your contract. o To include, but not limited to, all low voltage Technology, Security (Access & Cameras), AV, Lighting, Sound, Theatrical specialties, Signage, Furniture, etc. C. Construction Phase During construction, the CMAR shall manage all aspects of the work, executing per the approved phasing plan and schedule, providing on-site management, supervising subcontractors, maintaining daily coordination with the City and Design Team, and providing ongoing visual and written progress updates for both internal City reporting and external public communications, including photographic documentation, written summaries, and milestone presentations. Deliverables List: • Weekly: o Conduct Weekly OAC meetings once 50% CD’s are issued until Open for Business Day. o Issue OAC meeting notes. (include Safety Status) o Submittal & RFI log o Progress Report to include Photos. • Update monthly: o Schedule, o Contingency Status / Log o Pay Applications o Advertising / Media (progress photos, construction updates, etc...) submitted to the City’s CCO (Chief Communications Officer) • Establish a QA/QC plan with Design Team. • Full Close-out Package • Separate Scheduler as a measure of staff
