It is the City’s intent to select a consultant based on the qualifications and abilities of the firm and key project individuals. The scope of services and deliverables will include: 3.1 Furnish to the client, the City of Tacoma, Department of Public Utilities, Light Division (dba Tacoma Power), a written Appraisal Report of the herein referenced real property. The appraisal must comply with the Uniform Standards of Professional Appraisal Practice (USPAP), the Code of Professional Ethics and Standards of Professional Appraisal Practice of the Appraisal Institute, and applicable state regulations. Electronic copy of draft report for client review due no later than the due date (TBD as part of appraisal contract). Final report due within 5 business days of review approval. Upon request, the Contractor will provide a presentation of the results, which may include answering questions from the client. 3.2 Property Information: The purpose of the appraisal is to provide the City of Tacoma with estimates of annual market rent and net present value for a lease extension as specified below.
