A. The ACC will provide routine Preventative Maintenance (PM) on all components of the building controls systems to prolong the useful life of each system. The Preventative Maintenance Program will include scheduled recommissioning and taking corrective action for deficiencies identified by the ACC, the BMS, the City, and/or the City’s mechanical service provider. B. For on-call or emergency service not covered under the Preventative Maintenance Program, the ACC will provide written quotes to the DPW Commissioner or Designee, according to the hourly labor and supply rates indicated on the Price Form. No work will be performed without prior written authorization from the DPW Commissioner or Designee. C. The ACC will furnish and provide any tools, meters, supplies, equipment, and devices necessary to perform the work under this Contract. D. The ACC will be responsible for acquiring existing controller databases to access the systems for updates and/or to copy content. Database(s) must be accessed onsite at the server. Depending on accuracy of existing documentation and quality of original controls installation, the ACC may need to field verify points of control within the building(s).
