The overall scope of this RFP is concerned with window cleaning services for the designated facilities of the Authority. Proposers are cautioned to completely familiarize themselves with all the requirements prior to proposing. The Owner is interested in receiving proposals that address a comprehensive solution for window cleaning described herein for GWCC. It is envisioned that a successful program will ensure optimum economic benefit, extend the life of and protect building assets, help the Owner manage schedules, and provide accountability for services. Scopes of work are indicated below. For services on the premises of the Georgia World Congress Center, the successful contractor(s) will perform, as a minimum, the following services: Provide all materials, supplies, equipment, labor and appurtenances as required to perform interior and exterior glazing cleaning, including glass, frames, mullions, sills, glass doors, sidelights, transoms, skylights, canopy glazing, and architectural glass features for all exterior facing windows. Removal of surface deposits, paint overspray, silicone, stickers, adhesives, bird droppings, cobwebs, mineral scale (where feasible). Cleaning of framing, mullions, flashings, drip edges, and perimeter surfaces that interface with glazing. All windows/ glass and frames glass on the concourses for the Galleria in buildings A, B and C shall be cleaned. All windows/glass and frames shall be cleaned in the Hall of Fame Connector. All windows to be washed by hand using soap, water and ammonia solution with the following exceptions: GWCC Ballroom exterior glass overlooking railroad tracks to be scrubbed down and hosed off due to inaccessibility of the area. GWCC Main Entrance canopy to be cleaned with soap and water only due to being constructed of Plexiglas. GWCC Phase III exterior glass overlooking Water Gardens to be scrubbed down and hosed off due to the water plantings. Wipe down white painted structural grid work at windows in the GWCC West Concourse and where applicable. All window frames to be wiped off with damp cloth after cleaning of glass has been completed. All windows and other apparatus shall be cleaned according to industry-accepted means and methods unless otherwise stipulated. The work shall restore surfaces to a “uniform clean” finish, free of streaks, smudges, spotting, and surface deposits. Work shall meet or exceed the highest industry standards for commercial window cleaning. The Contractor shall promptly correct any and all work that is deemed unsatisfactory to the Owner. The Contractor shall employ all safety measures as required during the period(s) of work to ensure the safety of his/her workers as well as the clients/customers, employees and general public of the facility. This shall include, but not be limited to, warning signs, caution tape, and orange hazard cones to be used in all public areas in which work is being performed. The Contractor is to provide all tools and equipment including lifts to complete the specified window cleaning services. All equipment must be covered as to prevent any marking or other damage to carpet. Carpet and walls to be covered with protective sheeting to prevent water from staining any areas. All lifts used to perform the work outlined herein must be submitted to the GWCC Facility Management Department for review prior to commencement of work. The Authority has limited storage areas. Any and all equipment and materials stored on site must be stored in areas approved by the Owner.
